"My Leads Suck": The Real Reason Your Close Rate Is Cooked (It's Not What You Think)

Yesterday, Agent Lead Lab founder Tre Tarpley got a message that hit him straight in the inbox:

A client with a team had spent $1,500 on leads, done the bare minimum to work them, barely broken even… and now they wanted a refund, because they "should have made more."

Tre tells the whole story in a recent video — the kind of reality check that stings a little, then unsticks you.

If you've ever caught yourself thinking "my leads suck" after a bad month… it's time for some tough love.

Let's hop right into it.

There's a Difference Between Working a Lead and Owning a Lead

That client's team wasn't really a leads team in the first place. The one person Tre HAD managed to work with wasn't exactly setting the CRM on fire.

But if you've ever been stuck in a blame cycle with your leads, you know that doesn't matter.

It's never the dial hand. It's never the close. It's always the lead's fault.

Until you hear how fast things can flip when the PERSON changes.

Case in point: that same afternoon, Tre had a brand new checkout lead come in — the kind where the prospect picks their lead type, fills in all their details, gets told point-blank "a licensed agent will call you about payment," and hits submit.

Tre called it 30 minutes later JUST to train some new Lead Lab reps live.

Prospect picked up. Tre ran the prezzie.

"Oh, I wasn't trying to PAY today. I was just looking at prices."

…after two separate opt-in forms that literally said a rep would call about payment.

Was it a bad lead?

Nope. It was a nervous prospect who felt like they were about to be sold — which is what prospects DO.

And if Tre had been the one BUYING that lead instead of generating it, here's what he wouldn't have done about it:

Blamed the lead.

Asked for a refund.

Waited for prospects to grow manners.

He'd have shaken it off and dialed the next one — because he learned a long time ago that success in this game has exactly one root: taking full ownership of everything that happens after "hello."

"Well, I Just Want People Who Pick Up, Know What It Is, and Show Up"

Tell us you've never generated your own leads without telling us you've never generated your own leads.

Here are real things agents say to Tre every day:

"This person said they didn't fill it out." — You won't know that's normal until you understand marketing. Every single person is NOT going to pick up ready to buy.

"I need leads who SHOW UP to the appointments." — Whose job is that? Give the same leads to an agent who actually BOOKS the appointment, and watch the show rate change.

"These people don't want to move forward." — That's your job. They're inquiring. If they were ready to sign on their own, they'd have gone straight to the carrier and signed.

"I called them all. They're all broke." — No they're not. You didn't do a good enough job figuring out their REAL situation. One agent's "broke" lead is another agent's closed deal.

A lead is a person who raised their hand. A closed deal is your job.

You want people who are pre-sold, pre-qualified, and ready to buy on the first call? Those are called applications, and they cost about 10x what a lead costs.

If you think 8 out of 10 picking up is a bad thing… hand that list to an agent who knows what to do with it.

"You Can Give Me Those Same Leads, and I'll Get More Shows Than You"

This is how you can tell it's not the leads:

An agency Tre works with took 100 leads that one agent SWORE were trash. Ripped the list in half. Handed it to a brand new rep — no experience, back against the wall, three kids to feed.

Guess what that rep did?

Got. Busy.

No excuses. No "these leads suck." Just dial, get hung up on, dial again, dial again, dial again.

Why? Because all that rep HAD was those leads — and all that rep knew how to do was WORK.

That list wasn't special. The agent was.

And that's what so many teams get backwards: they think the leads are supposed to make the agent, when it's the agent who's supposed to make the leads.

Success doesn't come from leads. It comes from a simple equation: attitude + activity.

Neutral attitude. Not happy, not sad — just doing what needs doing.

Maximum activity. Not dialing twice and logging a "no contact" — triple dialing, grinding, fighting for every opportunity.

That's it. That's the difference.

You can have the best leads in the world. If YOU suck, they'll suck too.

"But My Annual Premium Is Too Small" — No, Your Excuse Is Too Convenient

This business has exactly two sides: the external and the internal.

Externally — the leads are bad. The carriers are bad. The comp is bad. Inflation is bad. Anything to avoid looking at the common denominator.

Internally — it's you. It's always you.

"Well, the annual premiums are too low." — Okay, but why aren't you asking for referrals? Why aren't you cross-selling to the client's family? Why aren't you WORKING?

"It's hard." — You're right. It's not supposed to be easy. Name the last championship team that got there by accident.

It's not the leads. It's not the products. It's not the market.

The ONLY way you're going to get good is when you stop blaming other people and take accountability.

And before you beat yourself up, know this:

Plenty of lead vendors will coddle you. They'll say "you're right, you're a closer, it must be the leads."

They're soft. So are their agents.

Why? Because as long as it's never your fault… you never have to get better.

So Really — What Numbers DO Matter?

Tre says it plain:

It's not annual premium. It's not close rate. It's not somebody's special script.

The only numbers that actually matter are attitude and activity.

Attitude — how fast can you get BACK to neutral after a bad call? To the point where you're not attached, you're not high or low — you just DO?

Activity — are you finding excuses to avoid the phones, or finding ways to get the next dial in? Are you controlling what you can control?

That's it.

No secret formula. No magic lead source.

Those things just make the work go faster IF you're good. If you're not? They're just more expensive ways to fail.

You can't buy a better you. You can't luck into caring more.

The numbers will change when the numerator changes.

And there's only one person in charge of that.

The Bottom Line: Leads Are Math, Not Magic

Here's the real reason even great leads go sideways: we expect them to do the heavy lifting.

We think "if I just spend enough, the leads will call ME."

We outsource our discipline to the lead vendor. Our consistency to the list. Our drive to the Facebook ads.

And then when the numbers come back mortal… it's the leads. Always the leads.

The top closers know better.

Leads are an accelerant, not an escape.

They're rocket fuel for what's already in the tank. They don't CREATE what's in the tank.

That comes from you. Always has. Always will.

So before your next round of "my leads suck"…

Ask yourself what a GREAT agent would do with the leads you already have.

Then go do that.
